How the three metrics are built. ZHL Transfer (Zillow 45d) = Zillow’s own number, straight from Zillow’s ZHL raw feed: transfers made in the last 45 days ÷ connections taken in the last 45 days — the same figure Zillow uses in Preferred program performance reviews. (Re-sourced Aug 10, 2026: the old version counted the hand-applied FUB tag “ZHL Transferred” and badly understated most of the team — it measured tagging discipline, not transfers. A transfer of an older lead still counts, so numerator and denominator are different cohorts on purpose.) Closing = the agent’s own direct Zillow leads that reached Under Contract or beyond (under-contract and closed both count) ÷ all of the agent’s own direct Zillow leads in Follow Up Boss. So Closing % = Sales ÷ Connections over the same span. Met-With (90d) = own direct Zillow leads currently at Met-with-customer or beyond — plus leads sitting in Nurture that have at least one logged appointment in Follow Up Boss — ÷ own direct Zillow leads taken in the last 90 days. Every lead counted carries the Zillow "Zillow Connected" tag, so the numbers are Zillow-sourced by definition — referral and SOI deals never carry that tag and are excluded. Inherited / transferred-in leads still open (tagged with a prior agent's name) are removed from both numerator and denominator; once a lead reaches Under Contract or Closed, it counts for whoever it's currently assigned to even if an old prior-agent tag is still on the record — and dead leads (stage Trash or Working in kvCore) are excluded throughout — the same rules the agent coaching reports use.
Connections, Sales, and Closing all cover the same span — the agent’s full direct-lead history in Follow Up Boss. One caveat worth knowing: this reaches back only to when the brokerage moved onto Follow Up Boss. Zillow leads worked in the earlier years live in the Zillow CRM and are not in FUB, so they are not counted here — true for every agent. ZHL Transfer and Met-With deliberately stay on a 90-day window because they measure how an agent is working leads right now, not over their whole tenure.
Met-with matches the coaching reports. The FUB API exposes only a lead's current stage, not its history, so this is a current-stage snapshot — with the one common gap repaired: a lead that met with an agent and then moved back to Nurture still counts as met, because its logged appointment in Follow Up Boss is checked directly. This is the same rule the agent coaching reports use, so the two now agree lead-for-lead. Only the rare lead moved back to a stage before Nurture with no appointment ever logged can still be missed.

ZHL: <7 / 7–10 / 10–12 / >12  •  Closing: <5 / 5–8.5 / 8.5–10 / >10  •  Met-with: <20 / 20–25 / 25–35 / >35. Color is judged on the displayed value, so an agent shown exactly at a floor or goal gets credit for that tier.
The “needs N more…” line under a red cell is the gap to the floor: at that agent's current lead count, how many more closings / transfers / met-withs it would take to clear the minimum.
Below-floor circle = how many of the three metrics are under their floor (green 0 → dark-red 3); the column sorts overall best-to-worst. Cardinal Home Team = Mark Mysliborski + Rachel Mysliborski pooled into one row (raw counts summed, rates recomputed). Team Total aggregates every agent, including any currently off the roster. Mark Casper is excluded from agent scoring. Louis Medeiros (left the team; his leads keep resolving for about 90 days) and Brittany Walker (moved to admin, receiving a limited number of leads and not scored as a full team member) no longer have individual rows as of Aug 20, 2026, but their numbers remain in the Team Total.
